Everything between "I want to sell" and "registered"

Landmatters manages the whole sale of a farm to the state: the mandate, the file, the valuation, the submission, the negotiation, and the transfer. One team, one portal, commission payable only on registration.

Mandate management

Sole or open mandate, PPRA disclosure, FICA for every signatory, and renewal reminders.

We prepare the mandate pack, run identity verification for each signatory including beneficial owners of trusts and companies, and sign in the portal or in person. Every signature carries an audit trail.

Valuation coordination

Independent valuation instructed and briefed with production records and comparable sales.

We keep a register of completed state sales by district and farm type and supply the valuer with the comparables, land use map, water registrations, and biological asset records that determine the figure.

Submission preparation

Submission packs in the format each DALRRD district office or the Restitution Commission expects.

Cane farms get the mill supply schedule and ratoon map, timber farms the compartment register and permits, dairies the milk contract and production records. Missing documents are chased before lodgement, not after.

Negotiation

A written recommendation on every state offer and a reasoned counter where the evidence supports one.

We compare the offer with the independent valuation and comparable sales, explain the difference in plain language, and respond on your instruction.

Transfer coordination

Conveyancer milestones tracked to registration, bonds settled, commission statement and disbursement schedule.

We liaise with the state's conveyancer, obtain clearances, manage occupation and crop cut-off terms, and confirm registration and payment.

Common questions

What does Landmatters charge?

Commission on the sale price, payable only when the sale registers. There are no upfront fees.

Do I need my own valuation?

The state commissions its own. We usually obtain an independent one as well so we can negotiate from evidence.

Who pays the conveyancer?

On a state purchase the state usually appoints and pays the conveyancer. Bond cancellation costs are the seller's.

What is a sole mandate?

An agreement that Landmatters is the only agent for the sale for a set period. It lets us invest in the file and the submission without duplication.

What is the client portal?

A mobile-first site where you see your sale's stage, upload documents from your phone, sign, message your deal manager, and book calls.

How do I upload documents from my phone?

Open the portal, tap the outstanding document, and take a photo. We convert it to PDF, scan it, and review it.

Is Landmatters registered?

Yes. Landmatters is a registered property practitioner with a valid Fidelity Fund Certificate under the Property Practitioners Act.

Can my attorney or accountant see my file?

Yes. You can grant time-limited access to documents from the portal or add a representative with view-and-upload rights.

How do you protect my documents?

Documents are stored encrypted in South Africa, scanned for viruses, and visible only to you, your named representatives, and the Landmatters team on your file.

Twenty minutes on the phone. We tell you honestly whether a state sale is the right route for your farm, what it would take, and how long it usually runs. No cost, and no obligation to give us a mandate afterwards.
