KwaZulu-Natal, since 2004
Sell your farm to the state, with people who have done it for 20 years.
Landmatters manages the whole sale to the state, from mandate to transfer, for DALRRD land reform acquisitions, PLAS and restitution settlements. You pay commission only when the sale completes.
Track record
The numbers behind the promise
Every figure here comes from our own completed files, not from an industry average. They are restated on the fact sheet with the date they were last checked.
Why farmers choose us
Three things that make this different
We only get paid when you do
There is no retainer, no listing fee and no charge for the valuation work we coordinate. Our commission is payable on registration of transfer. If the sale does not complete, you owe us nothing.
You see the same file we do
Every seller gets a portal showing which of the eight stages the file is at, what is outstanding, and who it is waiting on. No phoning to ask whether anything has moved.
We tell you when the answer is no
Not every farm suits a state sale. If the programme is not buying in your district, or your expectation is above what the state has paid for comparable land, we will say so on the first call.
Areas we serve
Every district in KwaZulu-Natal
What the state is buying, and what it pays, differs by district. Each page below sets out the programme activity, the land use and the district office that handles it.
uMgungundlovuMidlands dairy, timber and mixed farming, and the district office we deal with most
ZululandCattle and game country, where redistribution has been the most active programme
King CetshwayoSugar cane and timber, and the province's most complex restitution claims
uThukelaDrakensberg foothills grazing, often bought for commonage and grazing land
iLembeMacadamia and cane on the north coast, where per-hectare values run highest
How it works
Eight stages, honest timelines, one team
A sale to the state takes between 12 to 36 months, and our median is 20. We tell you what each stage needs, how long it usually takes and who it is waiting on. Your portal shows the same thing we see, on the same day we see it.
See the full journeyFrom the owners
Most farmers who call us have already waited a long time for an answer from somebody. We would rather tell you on the first call that your farm is not a fit than keep you waiting another year to hear it.
We read every file ourselves, and one of us is on every mandate we take. If something goes wrong on your sale, you will hear it from us directly and not from a letter.
Associations and partners
Questions farmers ask first
Does the government really buy farms from private owners?
Yes. DALRRD buys productive farms under PLAS and the Restitution Commission buys claimed land. Landmatters has assisted more than 140 such sales in KwaZulu-Natal.
What does the state pay for a farm?
Market value, established by the state's valuation and supported by an independent valuation we commission. Nobody can promise a figure before an offer letter.
How long does a state sale take?
Twelve to 36 months in our completed files, with a median of about 20 months.
What does Landmatters charge?
Commission on the sale price, payable only when the sale registers. There are no upfront fees.
What is the client portal?
A mobile-first site where you see your sale's stage, upload documents from your phone, sign, message your deal manager, and book calls.
Who is Msizi?
Msizi is Landmatters' assistant on this site and in the portal. It answers questions from our own content and hands you to a person for anything else.
What happens at the first call?
We ask about the farm, its documents, and your timing, and tell you honestly whether a state sale is realistic and which route applies.
