About
Optimising land transfers since 2004
Landmatters is a Pietermaritzburg firm that has assisted KwaZulu-Natal farmers to sell their farms to the South African state for more than 20 years. We are a registered property practitioner with a valid Fidelity Fund Certificate, we work on commission payable only on registration, and we have completed sales in every district of the province.
A sale to the state is not a normal property sale. There is no open market, no show day and no agent's board at the gate. There is a programme with a budget, a district office with a queue, a valuer whose number decides almost everything, and a set of documents that has to be right the first time. Most farmers only do this once. We have done it more than a hundred and forty times.
What we sell is not access to the state. Anyone may approach a district office. What we sell is knowing what that office needs, in what order, and what happens when it does not arrive.
The owners
Who you will be dealing with
Landmatters is owner run. One of us is on every mandate the firm takes, and you have an owner's number from the first call.
Co-owner
Craig Khumalo
Runs mandates and state negotiations end to end, and is usually the person a seller speaks to first.
Co-owner
Noel
Oversees valuations, submission packs and the transfer process through to registration.
What we hold ourselves to
Honest timelines
We quote the range from our own files, never a date the state has not committed to in writing.
Evidence over opinion
Every valuation brief and every counter-offer rests on records and comparable sales.
Nothing sent without a person
No message leaves this firm, to a seller or a landowner we hope to work with, without a director approving it.
Your documents, protected
Encrypted in South Africa, scanned, retained only as long as the law requires, and visible only to your file's team.

Where we are
Pietermaritzburg, and on the farm
Our office is in Pietermaritzburg, within reach of the district offices we deal with and the conveyancers who register these transfers. We do not run a sales floor and we do not take walk-ins.
Most of the work happens on the farm. Someone from Landmatters walks the property before we take a mandate, and again with the valuer.
Regulatory standing
Registered with the Property Practitioners Regulatory Authority (PPRA FFC 2026/000000). Accountable institution under the Financial Intelligence Centre Act, with FICA verification on every signatory. Information Officer for POPIA: Craig Khumalo. Our PAIA manual and privacy notice are linked in the footer.

Do you work outside KwaZulu-Natal?
Our focus is KwaZulu-Natal. We occasionally assist on farms just across the provincial boundary where we have comparable sales.

Documents are stored encrypted in South Africa, scanned for viruses, and visible only to you, your named representatives, and the Landmatters team on your file.
Next step
Talk to someone who has done this 140 times
Twenty minutes on the phone. We tell you honestly whether a state sale is the right route for your farm, what it would take, and how long it usually runs. No cost, and no obligation to give us a mandate afterwards.
